At Akai Homes, we offer a flexible lettings service designed to suit a range of landlord requirements — from tenant-find to fully managed and short-term lettings. Our approach is transparent, considered, and tailored to each property.

All fees are exclusive of VAT unless stated otherwise.

Core Lettings Services

Letting & Rent Receipt Service

(Initial Let – 6 Months or More)

11% of the rent due + VAT (13.2% inc. VAT)

Payable in full upon commencement of the tenancy, covering the agreed term (up to 12 months). Thereafter, fees are payable annually in advance.

Includes:

  • Marketing the property on relevant portals
  • Accompanied viewings
  • Finding and securing a suitable tenant
  • Referencing and background checks
  • Right to Rent checks
  • Providing tenants with payment details
  • Deducting pre-tenancy invoices
  • Making HMRC deductions and issuing NRL8 forms (where applicable)

Minimum fee: £600

Short-Term / Flexible Let

(Initial Let – Less Than 6 Months, Inclusive of Management)

26% of the rent due + VAT (31.2% inc. VAT)

Applicable to tenancies of less than six months, including short-term or corporate lets. Payable in full at the start of the tenancy.

Minimum commission: £5,000

Renewals & Extensions

10% of the rent due + VAT (12% inc. VAT)

Payable in full upon renewal or extension of the tenancy, including:

  • renewals and extensions,
  • holdover tenancies,
  • changes of sharer.

Payment is due in advance, covering up to one year, and annually thereafter if applicable.

Management Services

Management Fee

6% of the rent due + VAT (7.2% inc. VAT)

Payable for the entire period during which Akai Homes provides a management service. This fee is in addition to the Letting & Rent Receipt Fee and is payable at the same times.

Management services include:

  • Ensuring compliance with statutory obligations
  • Collecting and remitting rent
  • Chasing arrears and advising on non-payment
  • Deducting commission and works costs
  • Liaising with utility providers
  • Two property visits per annum
  • Arranging routine repairs via approved contractors
  • Holding keys throughout the tenancy
  • Managing deposit dilapidation negotiations

Vacant Property Management

£200 per month (inc. VAT)

Payable while the property is vacant and Akai Homes is managing the property.

Additional Fees & Services

Insurance Claims (Over £1,000)

10% + VAT (12% inc. VAT)

Charged only where we oversee a claim and notify you in advance.

Arranging Repairs & Works

12.5% + VAT (15% inc. VAT)

Applies where we oversee significant repairs or improvements.

Contractor Referral Fees

Payable by contractors only (not landlords), where agreed.

Up to 12.5% + VAT

Contractor / Utility Access

£30 attendance + £30/hr

(inc. VAT)

Hourly Rate

£60 per hour (inc. VAT)

Applies where services fall outside agreed packages.

Referencing & Compliance

Tenant / Guarantor / Company References

First two references

£50 per reference

Each reference thereafter

£25 per reference

Safety Checks (Non-Managed Properties)

Contractor costs charged separately

Inventory Services

Arranged through independent inventory clerks. Costs confirmed in advance.

Deposit Protection

Where applicable, Akai Homes will register tenant deposits with a government-approved Deposit Protection Service, in line with current legislation.

Client Money Protection & Redress

Akai Homes is:

  • a member of The Property Ombudsman, and
  • protected by Client Money Protection through Money Shield.
